Sioux City Council will discuss approving agreement to rework former KCAU TV downtown site

The Sioux City Council in a Monday meeting will discuss approving a development agreement with Tri State Real Estate Development LLC for the former KCAU building downtown.

Tri State Real Estate is interested in purchasing and redeveloping the city-owned properties at 615 and 625 Douglas Street.

A member of Tri-State Real Estate plans to renovate the existing building at 615 into a mixed-use property with commercial space and 18 apartment units. The vacant lot at 625 Douglas Street will be redeveloped into public green space, a commercial patio, and parking for residents and tenants.

The project will cost $5.7 million and is expected to be completed by December 2027.

The proposal of Tri-State Real Estate to purchase the property was accepted by the city council in July.

After KCAU moved out of the building, a few years later lamb theater officials unsuccessfully attempted to convert the facility as a theater.
