As lawsuits play out, ACX Promenade Cinema in Sioux City remains closed for fifth month

Lawsuits have not been resolved, so ACX Promenade Cinema in downtown Sioux City remains closed.

Marty Dougherty, Sioux City Economic & Community Development Director, said, “People keep asking when it is going to open up,” and he hopes that can happen.

But for now, there are lawsuits and countersuits between the landlord/building owner (YAM Properties) and tenant/theatre operator, Main Street Theatres, Dougherty said.

After being open for about 20 years, the Promenade theaters closed down at the beginning of October 2025. The doors were locked and a notice was taped at the entrance saying the landlord took possession of the building because the tenant didn’t pay rent.

YAM has said Main Street Theatres owes rent of more than $65,000.

Dougherty noted YAM has other successful tenants, including Marto Brewing, just to the east of the theaters.

The other theater chain in Sioux City is AMC at the Southern Hills Mall.
